The Beach Club at Charleston Harbor Resort and Marina
Patriots Point Road,Mount Pleasant, SC

New 105,000-sf luxury resort hotel, with 105 guest rooms, spa, swimming pools, and recreational amenities. Constantine Engineering provided fire protection, plumbing, mechanical, and electrical design as well as construction administration. Systems included cooling tower, boilers, with condenser water distribution system, water source heat pumps, dedicated outside air systems, LED lighting throughout, etc. The project is LEED certified and the energy savings in the first year are 42% improvement efficiency over comparable hotels.

Craven Cottage

This project involved the design for the Beaufort Inn located in the Historic District of Beaufort, SC. The main inn was built in 1897 by state legislator Smith Wallace.

The building is approximately 3,300-sq. ft and was designed to house twelve hotel rooms. The design required that it have a residential appearance and historic aesthetic due to its location.

Constantine Engineering provided mechanical, electrical and plumbing engineering design services through construction documents, and the construction phase.

Momma Goldberg’s Deli

This project involved the renovation of an existing space for use as a restaurant. The area of renovation was approximately 1,700 square foot gross and includes restrooms, dining, and kitchen areas.

CEA provided plumbing, mechanical, and electrical engineering services through construction documents.

Anson Restaurant Restoration

This project involved the design for remediation and renovations to an existing restaurant building. The restaurant was severely damaged by fire and underwent repairs. Upgrades to the building were made during the renovations.

CEA provided plumbing, mechanical, electrical, and prescriptive fire protection.

Black Magic Cafe

This project involved the design for a restaurant buildout in West Ashley, Charleston, SC. The scope included approximately 2,320 square feet of conditioned space comprised of a full commercial kitchen, dining, restrooms, and coffee bar.

This project involved 5,400 square-feet of new restaurant and bar space in the ever-growing community of Nexton, located in Summerville, South Carolina. This is the third, and largest, Taco Boy within the Charleston community to date. The space also boasts a 1,500 square-foot greenhouse patio available for indoor/outdoor dining year-round.

Constantine Engineering Associates provided the Plumbing, Electrical, Mechanical, Fire Alarm and Fire Protection engineering design services for the space.

Tempest, a beautiful up-scale seafood restaurant, is located in downtown Charleston across from the Market.  Special attention was taken with the sophisticated atmosphere and incredible mural displayed on the ceiling on the first-floor bar and dining area.  The second floor features a second dining room overlooking the Market and a top-of-the-line commercial kitchen.

 CEA services included Mechanical, Electrical, and Plumbing engineering design through the Construction Phase.

Constantine Engineering has worked on various projects over the years for Page’s Okra Grill. CEA provided prescriptive fire protection, plumbing, mechanical, and electrical engineering design development and construction documents for additions and renovations, which included outdoor bar expansion, kitchen renovation, HVAC for outdoor kitchen, and electrical consulting.

This project involved the design for a new 150-room, 5-story hotel, constructed in the West Ashley area of Charleston SC, with the designs per the Hilton prototype.   The Home2 hotels are designed to feel like a home away from home, emphasizing comfort and flexibility for budget-conscious business and leisure travelers.  The hotel will feature an extensive array of amenities, standard in all Home2 Suites, with easy access to technology and inviting community spaces.

 Constantine Engineering provided prescriptive fire protection (sprinkler and alarm), plumbing, mechanical, and electrical engineering design including the generator design.

Planter’s Inn - Peninsula Grill

High Wire Distillery

This project included 13,560 square feet for the distillery, 3,200 square feet for the tasting room, and 3,987 square feet for an event space.

CEA provided plumbing, mechanical, and electrical engineering design and drafting services.

Carmella’s Cafe & Dessert Bar, Greenville, SC

This project involved the design of an approximately 2,420 square foot single-story building with a 700 square foot mezzanine.

The Citadel, Swain Boating Center

This project included an 8,000 square foot new boathouse, a 1,200 square foot pavilion, and a 3,000 square foot boat storage.

Lulu’s Restaurant and Retail, Barefoot Landing, Myrtle Beach, SC

This project consisted of a 16,300 square foot main building, a 2,000 square foot arcade, a 1,000 square foot Bama Bar, a 2,945 square foot outdoor storage area, and a 2,500 square foot outdoor covered seating area. A couple of years later, a 2,225 square foot retail space was added to the existing Lulu’s Restaurant.

CEA provided fire protection, mechanical, plumbing, and electrical engineering design and drafting services.

Triangle Char Bar

This project involved the renovation of an existing restaurant in North Charleston, SC into Triangle Char Bar. The entire restaurant was renovated, including new kitchen equipment, complete dining/bar gut and remodel. The existing enclosed porch was demolished, and a new outdoor covered patio was constructed in its place. Existing HVAC units, plumbing, and electrical equipment were reused where feasible. Some units were relocated, and new ductwork installed. A fire sprinkler system was added to the building, with new riser and set pipe distribution system.

CEA provided prescriptive fire protection, plumbing, mechanical, and electrical engineering design and drafting services.

Edmund’s Oast and Edmund’s Exchange

This project involved the renovation of an existing space for use a restaurant in downtown Charleston. The area of renovation was approximately 5900 square feet of interior space and 650 square feet of patio space, and included a commercial kitchen, bar, restrooms, dining, and brewery areas.

CEA provided plumbing, mechanical, electrical, and fire protection engineering services.

This project consisted of a 6,300 square foot building, which housed 1st Place Premium Sports Pub, Bourbon N’ Bubbles Cocktail Lounge, and MESU Restaurant.

CEA provided prescriptive fire protection (sprinkler and alarm), plumbing, mechanical, and electrical engineering design and drafting services.

Bumpa’s Restaurant

This project involved the design for the construction of a restaurant in an existing shell building in downtown Charleston, SC. The scope of the project was to gut and remodel the existing bar/restaurant. The gross area of the standalone building was approximately 2,160 square feet.
